Watched the financial news?<span>  <\/span>Read up on the Economic Stimulus package?<span>  <\/span>It is a little overwhelming isn\u2019t it?<span>  <\/span><\/p>\n<p class=\"MsoNormal\">In case you are wondering about the health of the <st1:place w:st=\"on\"><st1:placename w:st=\"on\">Estes<\/st1:placename> <st1:placetype w:st=\"on\">Park<\/st1:placetype><\/st1:place> market, the 2007 sales data has just been released.<span>  <\/span>Here it is:<\/p>\n<p class=\"MsoNormal\"><span>  <\/span><\/p>\n<p class=\"MsoNormal\">Total sales volume for ALL Property types in 2007 was $148,411,783.<span>  <\/span>This is compared to $143,507,064 for 2006 representing a 3.4% increase.<\/p>\n<p class=\"MsoNormal\"><o:p> <\/o:p><\/p>\n<p class=\"MsoNormal\">Residential Sales single family sales saw a 3.30% increase in total volume to $88,428,857 with 233 residential properties sold. The average single family residential home was $379,923, a 5.2% decrease over the 2006 average.<\/p>\n<p class=\"MsoNormal\"><span> <\/span><\/p>\n<p class=\"MsoNormal\"><o:p> <\/o:p><\/p>\n<p class=\"MsoNormal\"><st1:place w:st=\"on\"><st1:placename w:st=\"on\">Vacant<\/st1:placename>  <st1:placetype w:st=\"on\">Land<\/st1:placetype><\/st1:place> sales total volume showed a 26.00% decrease over 2006.<span>  <\/span>The average price<span>  <\/span>rose to $187,979 from $186,613 in 2006, a .70% increase.<span>\u00a0<\/span><span>                  <\/span><span>            <\/span><span>            <\/span><\/p>\n<p class=\"MsoNormal\"><span>                                    <\/span><\/p>\n<p class=\"MsoNormal\">Town home\/Condo sales increased 14.10% in total volume to $40,787,026 from $35,738,445 in 2006. <span>    <\/span>The number of Town Home\/Condo sales numbered 136 as compared to 130 in 2006.<span>  <\/span>The average price increased 9.00% to $299,905.<span>                                <\/span><span>  <\/span><span>                                                                                                          <\/span><span>  <\/span><span>          <\/span><\/p>\n<p class=\"MsoNormal\">I would be lying if I didn\u2019t say I am a little nervous about all the talk of a recession, but I do have to add that I have a lot of confidence in the <st1:place w:st=\"on\"><st1:placename w:st=\"on\">Estes<\/st1:placename>  <st1:placetype w:st=\"on\">Park<\/st1:placetype><\/st1:place> market.<span>  <\/span><st1:place w:st=\"on\"><st1:placename w:st=\"on\">Estes<\/st1:placename>  <st1:placetype w:st=\"on\">Park<\/st1:placetype><\/st1:place> is rich with resourceful individuals, teachers, business people, artists, musicians and beautiful scenery.<span>  <\/span>People are willing to invest here as shown by the growth of our market last year.<span>  <\/span><span>   <\/span><\/p>\n","protected":false},"excerpt":{"rendered":"<p>It\u2019s a roller coaster ride!
